The Patuxent Commons waitlist was generated by random lottery in August and remains closed at this time.
Q: How can I remain on the wait list if I was part the initial lottery in August 2025?
A: Households on the list will be contacted in order, as units onsite become available. Management will periodically contact those on the list to confirm if they want to remain on the waitlist or want to be removed – please be attentive to that outreach. You must respond affirmatively if you wish to remain on the waitlist; this allows us to maintain an up-to-date waitlist.
Q: What happens if I missed the lottery window?
A: No additional registrations for the waitlist are being accepted. Check back to this website for leasing updates.
Q: What kind of units are there at Patuxent Commons?
A: There are 1, 2, and 3 bedroom units. All 2 and 3 bedroom units have 2 full bathrooms.
Nineteen units are set aside for adults with disabilities earning less than 30% Area Median Income (AMI) and will have project based voucher (PBV) support. These are a mix of 1 and 2 bedroom units.
There are 7 market rate, or unrestricted units, which are a mix of 1 and 2 bedroom units.
There are 50 units, a mix of 1, 2, and 3 bedroom units, that are restricted to individuals and families making <60% AMI.
Thirty (30) of the units have a senior preference, where the head of household is over 62 years of age.

A: There is a maximum occupancy of 2 residents per bedroom. Therefore the following limits apply:

Q: What is a project-based voucher?
A: A project-based voucher, or PBV, is a form of rental assistance tied to specific units. Tenants pay approximately 30% of their adjusted monthly income toward rent, and the voucher covers the rest.
Q: Are pets other than service animals allowed? If so, any breed or weight restrictions?
A: Only emotional support and service animals are permitted.
Q: Will there be a security deposit?
A: Yes, there is a security deposit. One BR – $1,000, 2 BR – $1,200 and 3 BR – $1,400
Q: Also, can a single applicant who needs 24/7 care apply for a two-bedroom unit so there’s space for the caregiver? If so, what kind of eligibility requirements would they need to meet?
A: Yes, this is permitted. Background check and application fee are required.
Q: What should I bring to my leasing appointment?
A: Please bring the following:
- Original Social Security Card (each household member)
- Original Birth Certificates (each household member)
- Valid ID/ Driving License (each adult household member)
- Current Social Security or Disabilities Benefits / Pension Statement (dated within 120 days of expected move in date)
- Proof of Income (2 consecutive paystubs, unemployment determination, social security award letter, etc.)
- Proof of Assets (1 most recent bank statements from checking and / or savings accounts, life insurance, money market funds, trust, stock/bonds, IRA / Keogh or other Retirement / Investment accounts, etc.)
- Employment / Termination / Unemployment Verification letters
- Self Employment Form (Federal Income Tax Returns for last two years)
- $35 money order or cashier’s check for application fee made out to Patuxent Commons
